Hong Kong Commercial Property Deals Fall 15.2% in August, According to Midland IC&I

Midland IC&I (Commercial) director Wong Ying Nin indicated that following several months of robust activity in the commercial and industrial property market, a seasonal slowdown emerged during the summer period, with deal volumes possibly regaining momentum after a period of adjustment.

Provisional figures from the Land Registry show that Hong Kong recorded 408 commercial and industrial property sales registrations in August 2026, a decrease of 15.2% compared to July's 481 transactions. This marks the second consecutive monthly decline and the lowest level in six months. The total value of registrations during the month reached HK$4.818 billion, representing a corresponding month-on-month drop of 16.8%.

All three major property categories experienced declines in August, with industrial buildings suffering the steepest fall of over 28%, while office buildings and shops saw modest decreases of 2.1% and 2.9%, respectively.

Midland IC&I (Commercial) senior sales director Chu Leung Ming noted that industrial building transactions fell during the summer lull, dropping below the 200-transaction threshold. Data reveals that August recorded 171 industrial building sales registrations, a sharp 28.2% decline month-on-month, hitting a nine-month low and ranking as the most significant drop among all categories. Industrial buildings accounted for 41.9% of total registrations during the month, down 7.6 percentage points from July's 49.5%. The total value of industrial building registrations in August stood at HK$1.317 billion, a 5.4% decrease month-on-month, marking the lowest level in three months, with the average transaction value at approximately HK$7.702 million.

Regarding office building transactions, Wong Ying Nin stated that registrations have fluctuated at elevated levels above 100 transactions for three consecutive months. August saw a slight pullback but remained the second-highest monthly figure since February 2021, representing a 67-month period or over five and a half years. Office building sales registrations totaled 138 in August, a marginal 2.1% decrease from July's 141. However, the total value of registrations fell by 19% to HK$2.520 billion, primarily due to the predominance of smaller-value office transactions during the month.

In the shop segment, Midland IC&I (Commercial) senior sales director Cheng Tak Ming pointed out that shop sales registrations have hovered near the 100-transaction mark in recent months, awaiting a breakthrough. Affected by numerous owners and buyers traveling abroad during the summer vacation, trading activity remained subdued, with figures oscillating within a narrow range. August recorded 99 shop sales registrations, a slight 2.9% decrease month-on-month, falling below the 100-transaction threshold. Furthermore, the total value of shop registrations dropped significantly by 23.8%, falling below the HK$1 billion level to reach only HK$981 million, marking the second-lowest monthly figure this year, with no major headline transactions recorded during the period.
