Huatai Suzhou Hengtai Rental Housing REIT Corrects Mid-Year Report Data Errors Affecting Top Holder Lists

Following the completion of the 2026 interim report disclosures for public funds, several fund companies have identified information disclosure errors during post-report reviews.

On August 31, Huatai Securities (Shanghai) Asset Management Co., Ltd. (referred to as "Huatai Asset Management") issued a correction announcement addressing errors in the interim report of its Huatai Zijin Suzhou Hengtai Rental Housing Closed-end Infrastructure Securities Investment Fund (referred to as Huatai Suzhou Hengtai Rental Housing REIT, code: 508085).

Specifically, the corrections pertain to two sections of the interim report: "11.2 Top 10 Tradable Share Holders of Real Estate Funds" and "11.3 Top 10 Non-Tradable Share Holders of Real Estate Funds," which contained issues of incorrect holder sequencing and incomplete listings, respectively.

According to the pre-correction interim report, in the "11.2 Top 10 Tradable Share Holders of Real Estate Funds" table, the holder listed at serial number 1 was Huatai Securities Co., Ltd., holding 26,195,934.00 shares, accounting for 5.24% of the total shares.

However, based on the complete list disclosed in the correction announcement, serial number 1 should have been Lian Life Insurance Co., Ltd. - Lian Li Zun Wen Ying Two-Phase Whole Life Insurance, holding 11,923,809.00 shares, accounting for 2.38%. Huatai Securities Co., Ltd. actually held 6,945,934.00 shares, representing 1.39%, and should have been placed at serial number 3.

A comparison reveals that the ordering of the top 10 tradable share holders was entirely scrambled before and after the correction. Additionally, in the "11.3 Top 10 Non-Tradable Share Holders of Real Estate Funds" section, the pre-correction report listed only one holder — Suzhou Industrial Park Public Rental Housing Management Co., Ltd., holding 170,000,000.00 shares, accounting for 34.00% of the total shares. The total figure reflected only this single entry, indicating a clear omission.

According to the correction announcement from Huatai Asset Management, the complete "Top 10 Non-Tradable Share Holders" list should actually include four institutions and several other holders. These include Suzhou Industrial Park Public Rental Housing Management Co., Ltd., holding 170 million shares, representing 34.00%; Suzhou Industrial Park State-owned Capital Investment and Operation Holding Co., Ltd., holding 20 million shares, representing 4.00%; Huatai Securities Co., Ltd., holding 19.25 million shares, representing 3.85%; and Huatai Securities (Shanghai) Asset Management Co., Ltd., holding 17.25 million shares, representing 3.45%.

Furthermore, the complete list also includes institutions such as Soochow Life Insurance Co., Ltd., a specific single-asset management plan under China Asset Management, Taikang Pension Insurance Co., Ltd., China Agricultural Reinsurance Co., Ltd., CSC Financial Co., Ltd., and CITIC Securities Co., Ltd.. The corrected total shareholdings are notably different from the single figure previously disclosed.

Public records show that Huatai Suzhou Hengtai Rental Housing REIT (fund code: 508085) was officially established on April 25, 2025, and is the first approved rental housing public REITs project in Jiangsu Province. The fund's manager is Huatai Securities (Shanghai) Asset Management Co., Ltd., with China CITIC Bank Co., Ltd. serving as the custodian. The fund managers are Wang Yi, Chen Yufeng, and Mo Dan.

The fund raised 500 million units at an issuance price of 2.734 yuan per unit, totaling approximately 1.367 billion yuan, and was listed on the Shanghai Stock Exchange on May 21, 2025. Its underlying asset is the Suzhou Industrial Park Elite Apartment Project, located at 1 Qiyue Street, which is the largest "talent preferred rental housing" community in Suzhou Industrial Park. The project covers a total construction area of approximately 275,600 square meters, comprising 28 apartment buildings, with approximately 68 years remaining on the land use rights.

The fund has a duration of 48 years and adopts a cash dividend distribution method, with distributions made no less than once per year. The original equity holder is Suzhou Industrial Park Public Rental Housing Management Co., Ltd., which also serves as the operation and management institution.
